The rate is where the big money is.

On a R2 300 000 bond you repay about R7.73 million over 30 years at prime. Half a percent off the rate is worth about R309 500 over that time, roughly what you'd save by negotiating R92 000 off the price. That's why FreeBond fights for your rate as hard as for your price.

The rate also sets how much a bank can lend you. At this rate, a 30% repayment cap on R85 000 a month supports a loan of about R2846000 on a 30 year term (rounded to nearest R1 000).

Why one approval isn't enough

One approval gives you one offer to accept or decline. Several approvals at the same time mean the banks are pricing against each other, and each offer becomes a benchmark to beat. It also protects your timing if one bank values the property low or declines.
